Brook Farm Group, together with Carter USA (“Carter”), closed financing in November 2025 to build and operate Prospect Highland Oaks, a 324-unit garden-style multifamily project located in Tampa, Florida.

The Project will be located less than 1/2 mile west of the I-75 and Rt. 574 interchange, and approximately 2 miles south of I-4, both major arterial routes in the Tampa area, providing residents with easy commuter access to the Tampa central business district and other employment nodes in all four cardinal directions. New development on the east side of Tampa has been more constrained than other submarkets, so the Project is expected to benefit from the macro Tampa growth trends (Hillsborough County is the 3rd highest ranked county in the state of Florida for net-in migration) while facing more limited competition from existing and new supply.

With excellent proximity to nearby employment centers, the Prospect will be walking distance (less than 1 mile on surface streets) to the regional JPMorgan Chase and Citigroup Tampa Headquarters, which collectively employ more than 7,500 people. JPMorgan is planning to invest substantially in a major renovation of its Highland Oaks corporate payment processing center which is a 450,000 square foot campus consisting of three buildings that employs more than 3,000 across multiple lines of business. Citigroup also recently undertook a $60 million upgrade to its 137,000 square foot facility to turn it into a state-of-the-art campus with on-site dining services, a fitness center, childcare facilities, and multiple personal service shops. The JPMorgan Chase campus processes more than $10 trillion of transactions annually.
