Redefining the
Sarasota Skyline

Brook Farm Group is seeking a Joint Venture equity partner for the development of Clio, a 331-unit Class A+ high-rise multifamily development opportunity located in Sarasotas Downtown neighborhood. The site location is immediately adjacent and walkable to Sarasotas vibrant downtown core as well as an easy drive to the citys numerous amenities. The site is also located in an Opportunity Zone, providing investors with valuable additional tax benefits to enhance returns. The site is truly shovel-ready with building permits approved and available upon capitalization and closing.

Clio will be the first phase of the Park District, 7.5 acre, master planned, mixed-use development that BFG has designed to capitalize on the path of growth redevelopment along the eastern end of Main Street. Ideally situated along Fruitville Road, at the embarkation point of the Legacy Trail, a short walk from Payne Park and Main Street, Park District will redefine the gateway to downtown Sarasota and is designed to become the premier walkable hub of living, shopping, dining, entertainment and working within the Downtown Core.

As the inaugural development, Clio will synthesize and exemplify the core philosophy of Park District – not just a place to live, but a place to live well. Clio is designed to transcend the ordinary apartment experience by delivering a 360-degree, residential-focused experience designed around wellness, community and convenience.

Clio will feature a wide variety of amenities to appeal to residents who place a premium on their time and well-being. The focal amenity of Clio will be its 5,000 sf Wellness Lounge, which will feature two restorative halotherapy rooms, dry saunas, experiential showers, multi-purpose treatment and meditative suites, a micro-wellness market, and a Bespoke Fitness Center. Additional amenities include a social club with a golf simulator, entertaining kitchen, lounge and rooftop yoga pavilion, a resort envious zero-edge pool with wet deck and cabanas, a morning garden, and a dog spa/walking lawn.

While Sarasota has consistently been voted one of the top places to live in the US, it has also been gaining traction as a top destination for new and expanding businesses. Floridas favorable business climate, coupled with excellent weather and numerous cultural and entertainment offerings are positioning Sarasota for tremendous population growth.
