In July 2024, Brook Farm Group closed on financing for the Sinclair at Palm Pointe, a 265-unit Class A, multifamily development in Fort Myers, Florida. The Project was developed in partnership with Rail Gauge Partners, LLC, an Atlanta-based developer, and completed construction in February 2027.

The development is centrally located with direct access to downtown Fort Myers and Fort Myers Beach with easy commutability to the Estero and Naples markets. The city of Fort Myers has experienced tremendous population growth since 2020. The property is in Lee County, which has experienced some of the strongest job growth of all Florida MSAs over recent years.

The Project shares its location with the Palm Pointe Shoppes retail center at US-41 and Trailwinds Drive, making the combined site a mixed-use community, walkable to attractive neighborhood retail.

The Sinclair was developed as two, four-story buildings with elevator service. Each building offers tranquil courtyards with fire pits, grilling stations and ample seating for entertainment and relaxation. The project’s 3,800 square foot clubhouse provides luxury amenities, including a resort-style pool with cabanas, a listening lounge, a two-level state-of-the-art fitness center, and, at over 2,000 square feet, the largest co-working center in the market. The project is pet-friendly and offers residents a large dog park. The community includes studios, one-, two- and three-bedroom units, ranging from 650 to 1,369 square feet. Units feature high-end finishes, including restaurant-quality appliances, tiled showers, and wine refrigerators.

The Project will offer convenient access to Lee Health, a top-rated healthcare system and the largest employer in Southwest Florida. Renters will have immediate access to adjacent retail amenities in the Palm Pointe Shoppes retail center, including Starbucks, Dunkin, Zaxby’s, FedEx, and others as well as signalized access to US-41. Large retailers such as Target, Sam’s Trader Joe’s and Publix are with a short drive of the site.
