In August 2025, Brook Farm Group closed on financing to build and operate the Sinclair at Ellenton, a 217-unit garden-style multifamily community on the border of Ellenton and Parrish, Florida, within the rapidly growing Manatee County.
The Project is dynamically located in the northern portion of the North Port-Sarasota-Bradenton MSA with direct connectivity via I-75 and I-275 to the Tampa-St. Petersburg MSA, allowing residents to capitalize on the job and economic growth within these major cities. The Project’s location between North Lakewood Ranch and just south of the I-275 interchange will benefit from the large demand for additional residential units and will provide renters with one of the first Class A product types in this submarket.
The Project is strategically positioned for accessibility and sustained demand, located near I-75 and on US 301 with close proximity to major employment centers. Over 35% of local residents commute 60 minutes or less, reinforcing the area’s strong appeal for workforce housing with proximity to Tampa, Sarasota, Bradenton, and St. Petersburg. The Project is within walking distance of the new 300,000 SF Creekside Commons retail center as well as a Publix supermarket, and within a short drive to multiple other Publix-anchored retail centers, a mix of elevated fast-casual restaurants, and Ellenton Premium Outlets—supporting higher rental demand and value.
